Edmond W. Perrin and wife to Robinson H. Langill

This indenture made the thirty-first day of October in the year of our Lord, one thousand, eight hundred and seventy-seven between Edmund W. Perrin of River John, in the County of Pictou, yeoman, and Sidonia his wife, of the one part and Robinson H. Langill of River John, in the County of Pictou aforesaid, taylor, of the other part.

Witnesseth that for and in consideration of the sum of four hundred dollars of lawful money of Nova Scotia to them in hand paid by the said Robinson H. Langill at or before the ensealing and delivery of these presents, the receipt whereof is hereby acknowledged, they, the said Edmond W. Perrin and Sidonia his wife, hath and each of them have granted, bargained, sold, aliened, remised, enfeoffed and confirmed and by these presents do and each of them doth grant, bargain, sell, alien, renise, release, enfeoff and confirm unto the said Robinson H. Langill, his heirs and assigns all that certain lot, piece or parcel of land situate, lying and being in the village of River John, in the County of Pictou aforesaid, abutted, bounded and described as follows.

Viz - Beginning on the east side of the Main Road through said village at the south west angle of a lot of land now belonging to Daniel Forbes and running thence south one degree east, thirty-one feet to a stake, thence north eighty-nine degrees east, thirty-eight feet to the western side of River John, thence northerly the courses of the River downstream thirty-one feet to the south eastern angle of Daniel Forbes' lot aforementioned and thence south eighty-nine degrees west along said lot thirty-eight feet to the place of beginning, together with all and singular the houses, buildings, ways, watercourses, easements, privileges and appurtenances to the said lot or piece of land belonging or appertaining with the revisions and revisions, remainder and remainders, rent, issues and profits thereof and all the estate right, title, interest, property claim and demand whatsoever at law and in equity which the said Edmond W. Perrin and Sidonia his wife, ever had or may have in, to, or upon the said lot, piece or parcel of land or any part thereof in right of dower or otherwise.

To have and to hold the said lot, piece or parcel of land above described with all and singular the appurtenances unto the said Robinson H. Langill, his heirs and assigns forever and the said Edmond W. Perrin for himself, his heirs, executors and administrators doth hereby covenant, promise and agree to and with the said Robinson H. Langill, his heirs and assigns in manner and form following. That is to say, that they, the said Edmond W. Perrin and Sidonia his wife, hath in themselves good right, full power and lawful authority to grant, sell, alien and convey the said lot, piece or parcel of land above described and the appurtenances in manner and form as herein before granted and conveyed, that the said Robinson H. Langill, his heirs and assigns shall and may at all times hereafter peaceably and quietly have, hold, occupy, possess and enjoy the said described lot or parcel of land with the appurtenances and every part thereof without any manner of trouble, eviction, hindrance, or molestation of or from the said Edmond W. Perrin or any other person or persons lawfully claiming the same or any part thereof and also that the said Edmond W. Perrin and his heirs, the said lot and parcel of land and premises hereby granted and conveyed and intended so to be unto the said Robinson H. Langill, his heirs and assigns against the lawful claims and demands of all and every person and persons whomsoever will warrant, maintain and forever defend.

In witness whereof the parties to these presents have hereunto their hands and seals subscribed and set the day and year first above written.

Received on the day at the date of the foregoing deed from Robinson H. Langill therein named, the sum of four hundred dollars currency, being full consideration.

On this thirty-first day of October in the year of our Lord, one thousand, eight hundred and seventy-seven before me the subscriber personally appeared, Sidonia Perrin, wife of the within named Edmond W. Perrin, being by me examined apart from her said husband, acknowledged and declared that she signed, sealed and executed the foregoing deed of indenture as her free act and did without any compulsion from her said husband, which I hereby certify.

I do certified that William Matheson, a subscribing witness to the foregoing deed, came personally before me and made oath that he was present and witness to the execution of the same by the parties whose names and seals are hereto subscribed and set.
