Know all men by these presents that I, Charles Sutherland, of Black River in the County of Pictou, Farmer, in consideration of the sum of twenty dollars to me in hand paid to Frederick Langill of the Black River aforesaid, Farmer, the receipt whereof is hereby acknowledged have granted, bargained, sold, aliened, remised, released, enfeoffed and confirmed and by these presents do grant, bargain, sell, alien, remise, release, enfeoff and confirm unto the said Frederick Langill, his heirs and assigns all that lot of land situate at the Black River aforesaid bounded as follows.

Viz - Beginning at the west corner of Elliott's lot on the Black River aforesaid thence south ten degrees, west one hundred and fifty-six rods along Elliott's line to his southwest corner, thence north eighty degrees west one hundred and twelve rods along the rear line of Lindsay's lot so called, to a small fir tree marked as a corner, thence north ten degrees east two hundred and fifty rods or until it comes to the River at a marked corner and thence upstream the various courses of the River to the place of beginning containing one hundred and forty-five acres, more or less, together with all and singular the appurtenances to the same belonging. To have and to hold the said described lot of land and premises with all and singular the appurtenances to him the said Frederick Langill, his heirs and assigns forever.

In witness whereof I have hereto my hand and seal subscribed and set this eighteenth day of July A.D. 1871.
