To all to whom these presents shall come, James Langill of River John, in the County of Pictou, sends greetings. Where as Isaac Langill of River John aforesaid, farmer, aid in and by a certain indenture of mortgage which is recorded in the books of registry for the County of Pictou in book 59, pages 639, 640 and 641 grant, bargain, sell, assign, transfer and set over unto the said James Langill, his heirs and assigns a lot of land in premises herein after described in security for the payment of the sum of two hundred and thirty-six dollars with interest in one year from the date thereof and whereas the said Isaac Langill hath paid to the said James Langill the full amount due on said Indenture of Mortgage for principal and interest now therefore know ye that he, the said James Langill, for and in consideration of the premises and of the full amount due on said mortgage for principal and interest to him in hand well and truly by the said Isaac Langill at or before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged hath remitted, released and forever quit, claimed and by these presents doth remit, release and forever quit claim unto the said Isaac Langill, his heirs and assigns the said mortgage and all the estate right, title and claim of the said James Langill into, to an upon the lot of land therein in described as follows.

All that lot of land situate, lying and being at River John, in the County of Pictou, bounded and described as follows. Viz - Beginning at the south east angle of a lot of land owned by Reuben Langill, deceased, at a stake on the North boundary line of a lot of land granted to John McDonald, thence running north along the west boundary line of land belonging to Paul McDonald twenty-four chains and thirty-five links to a stake, thence west fourteen chains to and twenty links to the east boundary line of John McDonald's lands to a stake, thence south fifteen degrees west along said line twenty-six chains and forty links to a stake on the north boundary line of McDonald Grant aforesaid, thence east along said line twenty chains and twenty-five links to the place of beginning, containing forty-two acres, more or less, and to hold the same to him, the said Isaac Langill, his heirs and assigns forever.

In witness whereof the said James Langill hath hereto his hand and seal subscribed and set this 23rd day of November A.D. 1877
