First Whereas some years past I sold unto Stephen Heritage of Ramsgate aforesaid Innkeeper a Messuage or Dwelling House Land and Premises thereunto belonging situate in the East on New Harbour Street in the said town of Ramsgate and in the Occupation of Mary Philpott Spinster the Conveyance thereof being by the desire of the said Stephen Heritage drawn by my said Husband George Phillips therefore lest they should not be legal and secure in Law I do now Give the said House and Land (since sold by the said Stephen Heritage to Mary Philpott now the wife of Samuel Webber of Ramsgate Mariner and to her Heirs and Assignees for Ever
Also I do Give and devise unto my Dear Husband George Phillips and his Heirs and Assignees for Ever All that my full and equal undivided one fourth part of and in All that Messuages Lands and Tenements Called Dane Farm and Woodlands in the Parishes of Elham Barham and Stelling and Upper Hardres in the said County of Kent and now in the Occupation of George Philpott
Also I Give and devise unto my said Husband George Phillips for use during the term of his natural life
All that my Piece or Parcel of Marsh Land containing four Acres more or
[less lying] and being in the parish of Minster in Thanet Kent Aforesaid
which I Purchased of my Uncle John Ticknor deceased and now in the tenor
or Occupation of John Ticknor yeoman of Minster aforesaid
And from and after my said Husbands [sic] decease I give and devise all my said Piece
or Parcel of Marsh Land in Minster aforesaid to my Cousin Robert Petitt
Cosier Grandson of my said Uncle John Ticknor deceased and to his Heirs
and Assignees for Ever
Also All other my Real and Personal Estates whatsoever and wheresoever in Possession Reversion or Expectancy I Give unto my Dear Husband George Phillips and his heirs and Assignees for Ever
And whereas my Dear Husband and myself are mutually Agreed that In and by
his Last Will and Testament he will give to the several Persons and Uses
by us agreed to be given herein in Consideration of our Worldly property
being United and Accumulated Jointly together
And I do now Nominate and Appoint my Dear Husband George Phillips and my Cousin Robert Petitt Cosier
of Oxford Hair Dreser Joint Executors of and to this my last Will and
Testament revoking all former Wills by me made
In Witness whereof I have to this One Sheet of Paper containing my Will set my hand and seal second day of November in the year of Lord One thousand Eight Hundred and One

The Indenture declaring the Uses of the Fine Mentioned in this Will was executed the twenty eighth day of December in the thirteenth year of the reign of our Sovereign Lord George the third of Great Brittain [sic] in the year of our Lord One thousand seven Hundred and Seventy two between George Phillips and Catherine his Wife [P'lto]And Cornelius Nash [Deforc't] as by the [Chiography] passed the Easter Term following recourse being thereunto [had] will more fully appear

George Phillips the lawful Husband one of the Executors named in this Will
was duly Sworn and usual and that the Goods Chattels and Credits do not
Amount in Value to the Sum of Twenty Pounds/Power being reserved to Robert
Pettit Cosier the other Executor when he shall apply for the same/
