This is the last Will and Testament of me Ann Roffe of Tunbridge Wells in the County of Kent Singlewoman
First I direct that all my just debts funeral and testamentary expenses be paid by my Executors hereinafter named as soon as conveniently may be after my decease

I give and bequeath unto my Father John Roffe of Tunbridge Wells aforesaid Gardener the legacy of five pounds to be paid to him as hereinafter directed

And as to all my ready money securities for money debts and other my Personal Estate whatsoever and wheresoever which I may be possessed of or entitled unto at the time of my decease (except my Wearing Apparel which I have hereinafter otherwise disposed of) I give and bequeath the same unto John Hammond of Tunbridge Wells aforesaid Tailor and Edward Marchant Hunter of the same place Gentleman their executors admors and assigns upon the trusts and for the intents and purposes following
that is to say Upon trust that they my said trustees or the survivor of them his executors and admors do and shall in the first place by and out of my said personal estate pay and discharge all my just debts funeral and testamentary expenses and also the aforesaid legacy of five pounds to my said Father John Roffe
and after payment thereof in the next place by and out of the Principal and Interest of my said Estate to pay one Annuity or yearly sum of ten pounds which I give and bequeath unto my said Father John Roffe during the term of his natural life by half yearly payments (if my said Estate be sufficient for that purpose)
and after his decease to pay the legacy or sum of five pounds to my Mother in law Jane Roffe which I give and bequeath to her accordingly

And after the aforesaid payments upon trust to pay the residue (if any) of my said Personal Estate unto my Sister Hannah Osmar of Bromley in the County of Kent Widow her executors admors and assigns and I give the same to her accordingly
I also give to my said Sister Hannah Osmar all my wearing apparel which I may be possessed of at the time of my decease to and for her own absolute use

And for the purpose of paying the said Annuity and legacies hereinbefore directed to be paid I do will and direct that they my said trustees shall when and as they in their discretion shall think fit or see occasion call in and compel payment of all monies due to me or out at interest upon mortgage of other security in such a manner as they shall think fit

And as to all and every the messuages lands tenements and hereditaments whatsoever whereof I am seized or entitled by way of mortgage with their appurtenances and all my Estate and interest therein I give and devise the same unto the said John Hammond and Edward Marchant Hunter their heirs and assigns Upon trust and to the intent that they my said trustees or the survivor of them or the heirs executors or admors of such survivor and their and his assigns do and shall on payment to them or him of such sum of money as shall be due and owing upon or in respect of the said Mortgaged Premises convey assign and assure the same with the Appurtenances unto and for the person & persons who at the time of making such payments shall be entitled to the equity of redemption thereof and to his her and their heirs and assigns

And I do hereby declare that the receipts of my said trustees or the survivor of them shall at all times be good and sufficient discharges to the person or persons paying them or him any monies under or by virtue of this my Will and that such persons shall not afterwards be answerable for the application or accountable for the misapplication or nonapplication of the same monies or any part thereof And I further declare that they my said Trustees shall not be charged or chargeable or with or accountable for any more of the trust monies than they or he shall respectively actually receive nor for any loss that shall happen to the said trust monies or any part thereof so as such loss shall happen without their or his wilful neglect or default And also that they and he shall and may respectively in the first place and from time to time by and out of the said trust monies deduct for and retain and reimburse himself and themselves and allow to each other all such costs charges and expenses which they or he shall or may suffer sustain expend disburse or be put unto for or by reason or on account of the execution of the trusts of this my Will or in relation thereto

And lastly I nominate & appoint the said John Hammond and Edward Marchant Hunter Executors of this my Will
