Land transfers of Hildra and Richard Leigh

These were sent to us from the Gordon-Browning Museum & Genealogical Library, 640 Main St., McKenzie TN 38201.

Richard Leigh made a deed to Jesse Giles signed Oct. 17, 1860 and Hilda Leigh made the next deed Sept. 29, 1860.  Both were recorded May 7, 1868 on pages 247/248.

Richard's:

I Richard Leigh have this day Bargained sold and do hereby transfer and  convey to Jesse Giles his heirs and assigns forever for the consideration of sixty dollars to me paid all my intrest in and to a certain tract or parcel of Land in the State of Tennessee Carroll County District No 8 containing by estimation about 137 acres be the same more or less and

Bounded as follows Viz on the North by the lands of Jesse Giles on the East by the Lands of Henry McCaslin and Kelly on the South by the Lands of Kelly and on the West by the Lands of Jacob Black Deceased my so intrest being about one twelfth of said tract to have and to hold to the said Jesse Giles his heirs and assigns forever and I further covenant with the said Jesse Giles to warrant and defend the title of the same and every part thereof the lawful claims of all persons whatever I also transfer and convey to the said Jesse Giles all my distributive in and to all the personal effects of my Fathers Estate my distributive share being one twelfth of said Estate the Receipt in full consider for both is hereby acknowledged signed sealed and delivered in our presence This 17 Oct 1860

Hildra's:

I Hilda Leigh have this day bargained sold and by these presents do transfer and convey to Jesse Giles all my right title claim and intrest in and to a certain tract or parcel of Land said claim being a distributive share of one Twelfth of sd tract for the sum of sixty five 50/100 Dollars to me paid said Land lying and being in the State of Tennessee County of Carroll & District No 8 and on Reedy Creek &

Bounded as follows Viz on the North  by the Lands of Jesse Giles on the west by the Lands of the Heirs of Jacob Black deceased on the South by the Lands of Y W Allen on the East by the Lands of Wesley Kelly and Henry McCaslin to have and to hold to the said Jesse Giles & His Heirs and Representatives forever and I do further covinant and bind myself my heirs and Representatives to warrant and forever defend the title to the same to the said Jesse Giles and his Representatives & every part thereof against the lawful claims of all persons whatever I do also transfer and convey to the said Jesse Giles and his Representatives all my Distributive share in and to all the personal effects of the Estate of Richard Leigh Deceased Signed Sealed and delivered in our presence this 29th of Sept 1860

I wonder why the length of time between when Hildra and Richard turned their land over to Jesse Giles and when they were recorded by the County Clerk.  I would assume there are 10 other deeds similar to this one.  Perhaps, with the civil war, it took that long to get all 12 taken care of.  Or maybe Jesse had other reasons to wait.  

I would like to find the deed where the elder Richard receives the land.  It would also be nice to see a plat map and see what the relationship between this land and the Humphrey land was.
