I Jacob Ackerman have this day bargained and sold,& do hereby transfer and convey to Gardner Ellison his heirs forever, for the consideration of Six hundred and twenty five dollars to me paid for a tract of land in the State of Tennessee in Robertson County & district No. 11 on the head waters of the River containing by estimation Forty eight acres & 6 poles be the same more or less bounded as follows: Beginning on a poplar Daniel Johnson's South East corner of his Puckins survey thence South 4 poles to a spanish oak corner on a Branch, thence down said Branch with its meanders Seventy seven poles to a Buckeye corner, thence West 30 poles to the mouth of William Tates Spring Branch on the West Bank of the creek thence down the mill pond to the head of old mill race, thence with said mill race to the creek, thence down the West Bank of said creek with its meanders to a walnut thence north eighty five degrees East 147 poles to the Beginning to have and to hold the same to the said Gardner Ellison his heirs and assigns forever I do covenant with the said Ellison that I am lawfully seized of the said land, have a good right to convey it & that the same is unencumbered. I do further covenant and bind myself & Representatives to warrant & forever defend the title to the land and every part thereof to the said Ellison his heirs and assigns against the lawful claims of any person whatever.
