State of Tennessee, Sumner County - Hardy B. Griffin have this day bargained & sold & do hereby transfer & convey to Thomas P. Ackerman for the consideration of four hundred & fifty dollars to me paid a tract of land in the State of Tennessee Sumner County District No. 18 containing by estimation one hundred & fifty eight acres and bounded as follows Beginning at a Hickory on Guthrie's North boundary line; thence South making a line of 220 poles to a stake on the Branch; thence East 46 poles to a stake then North 158 poles to Black Oak, White Oak & Dogwood; thence East with a marked line 117 poles to a stake Margaret Cummings corner; thence North 67 & 1/2 poles to a small Hickory her corner; thence West with a marked line 113 & 1/2 poles to a large Black Oak her corner & corner to Arthur Cotton & North East corner to Guthrie's tract; thence North 107 & 1/7 poles to a small White Oak with pointers; thence West with a marked line 82 poles to a stake; thence South course up the Branch to a marked line 64 poles to a Black Gum; thence a South course 30 poles the center of the family Spring; thence South corner 24 poles to the beginning to have & to hold the same to Thomas P. Akerman his heirs and assigns forever I do covenant with the said Thomas P. Ackerman that I am lawfully seized of said land & have a good right to convey it & that the same is unencumbered. I do further warrant & bind myself my heirs & representatives further to warrant & defend the title to the said land and every part thereof to the said Thomas P. Ackerman his heirs & assigns against the lawful claims of all persons whatsoever this 5th Sept 1853. H. B. Griffin (Seal)
