We Hardy B. Griffin and Samuel Hester have this day bargained and sold and do hereby transfer and convey to Thomas P. Ackerman for the consideration of four hundred & fifty dollars to me paid a tract of land in the State of Tennessee Sumner County District No. 18 containing one hundred & fifty eight acres, be the same more or less and bounded as follows - Beginning at a Hickory on Guthrie's North boundary line; thence South two hundred and twenty poles to a stake in Guthrie's Spring Branch; thence East 46 poles to a stake; thence North 158 poles to a Black Oak, White Oak & Dogwood; thence East with a marked line 117 poles to a stake Margaret Cummings corner; thence North 67 & 1/2 poles to a small Hickory her corner; thence West with a marked line 113 poles to a large Black Oak her corner & corner to Arthur Cotton and North East corner to Guthrie's tract; thence North 107 & 1/7 poles to a small White Oak with pointers; thence West with a marked line 87 poles to a stake, with pointers; thence a South course up said Spring Branch with a marked line 64 poles to a Black Gum; thence a South course of said Branch 30 poles to the center of the Family Spring; thence a South course 20 poles to the beginning. To have and to hold the same to Thomas P. Akerman his heirs and assigns forever we do covenant with the said Thomas P. Ackerman, that we are lawfully seized of said land and have a good right to convey it and that the same is unencumbered. We do further covenant and bind our heirs and representatives forever to warrant and defend the title to the said land and every part thereof  this the _ day of December 1854. H. B. State of Tennessee, Sumner County - Personally appeared before me John L. Bugg, Clerk of the County Court of said County A. H. Griffin (Written on the original this way.) & James G. Perry subscribing witnesses to the foregoing deed who being first sworn depose and say that they are personally acquainted with H. B. Griffin & Samuel Hester the bargainers and that they acknowledged the execution of the same in their presence to be their act and deed upon the day it bears date and for the purposes therein contained.
