I Thomas P. Ackerman have this day bargained and sold and do hereby transfer and convey to Mrs. Hannah J. Jackson for the consideration of four hundred & fifty dollars to me paid a tract of land in the State of Tennessee Sumner County District No. 18 containing by estimation one hundred and eight acres, be the same more or less and bounded as follows  to wit - Beginning on a Hickory on Guthrie's North boundary line; thence South 220 poles to a stake in Guthrie's Spring Branch; thence East 46 poles to a stake; thence North 327 & 1/7 poles to a small White Oak, with pointers; thence West with a marked line 87 poles to a stake with pointers; thence a South course up the Spring Branch with a marked line 64 poles to a Black Gum; thence up said Branch 30 poles to the center of the Family Spring; thence a South course 24 poles to the beginning to have and to hold the same to the said Hannah J. Jackson her heirs and assigns forever. I do covenant with the said Hannah J. Jackson that I am lawfully seized of said land, and have a good right to convey it and that the same is unencumbered. I do further covenant and bind myself my heirs and representatives forever to warrant and defend the title to the said land and every part thereof to the said Hannah J. Jackson her heirs and assigns against the lawful claims of all persons whatever, this the 29th day of December 1854. Thomas P. Ackerman (Seal)

State of Tennessee, Sumner County - Personally appeared before me John L. Bugg, Clerk of the County Court of said County A. H. Guthrie and Alfred Jackson subscribing witnesses to the foregoing deed who being first sworn depose and say that they are personally acquainted with Thomas P. Ackerman the bargainer and that he acknowledged the execution of the same in their presence to be his act and deed upon the day it bears date and for the purposes therein contained. Witness my hand at office this 1st Jany 1855. John L. Bugg, Clerk
