State of Tennessee    Whereas Mrs. P. J. Johnson having a
Sumner County           lifetime interest in a certain tract of
land set apart to her by law as the widow of Benjamin Johnson, Dec'd; And whereas the said P. J. Johnson has four living children by the said Benjamin Johnson Dec'd. who are married and are twenty one years of age, whereas it is the desire of the said P. J. Johnson to set apart to each one of her children their separate equal part in said tract of land subject to the unmolested tenure of her life interest in all of said tract and that they convey title to each other that they hold in common by inheritance in said land.  Now therefore we J. S. Brooks and wife M. E. Brooks and H. H. Smith & wife L. L. Smith, D. B. Johnson and wife M. D. Johnson in consideration of the love and affection we bear toward each other and the desire of our parent P. J. Johnson have this day bargained, released and do transfer and convey unto C. S. Johnson and wife E. F. Johnson all the right, title and interest we possess in and to a certain tract of land known in the partition s Lot No. 3 situated lying and being in 14th Civil District of the aforesaid county and state and bounded as follows:  Beginning at the S. W. corner of Lot No. 2 at a rock thence North 99 P. to a rock in the road; thence with said road N. 88 degrees W. 108 3/8 P. to a rock in the road; Thence S. 55 1/2 P. to a stake in the edge of the field; Thence N. 82 degrees E. 22 2/3 P. to a rock; thence S. 2 degrees E. 48 P. to a rock; Thence S. 88 degrees E. 23 1/2 P. to a black oak; Thence N. 88 degrees E 9 1/3 P. Thence S. 88 degrees E. 63 1/3 P. to the beginning containing by estimation 60 3/4 acres be the same more or less to have and to hold to the said C. S. Johnson and wife E. F. Johnson their heirs and assigns forever subject to the life interest of the said P. J. Johnson.  We covenant with the said C. S. Johnson and wife E. F. Johnson that we are lawfully seized of a joint interest in common in said tract of land by inheritance that it is not encumbered and that we have a good and perfect right to convey it and that we further covenant and bind ourselves our heirs and representatives to warrant and forever defend the right title and interest we possess in said land to the said C. S. Johnson & wife against the legal claims of all parties claiming under us.  In testimony whereof we set our hand respectfully this 20th of April 1889.

Sumner County           Personally appeared before me, W. T. McGlothlin N. P. in & for said county and State H. H. Smith & wife L. L. Smith, J. S. Brooks & wife M. E. Brooks, D. B. Johnson and wife M. D. Johnson with whom I am personally acquainted and acknowledged to the Execution of the annexed Deed for the purposes therein expressed & Mrs. L. L. Smith wife of H. H. Smith, Mrs. M. E. Brooks, wife of J. S. Brooks & Mrs. M. D. Johnson wife of D. B. Johnson being examined privately and apart from their said husbands acknowledged the deed execution of the same by them freely, voluntarily and understandingly, without compulsion or constraint by their said husbands.    Given under my hand and notorial seal April 20th 1889
