For & in consideration of $200.00 (two hundred dollars) to us cash
in hand paid the receipt of which is hereby acknowledged, We this day bargained
and sell and buy these presents do grant, convey the lease unto Mrs. M. A.
Butt all of our rights, title, interest & estate in & to a certain
tract or parcel of land lying and situated in the 16th Civil District of
Sumner County, Tennessee, being lot No. 2 of the Marion Smart estate &
bounded as follows, to wit: beginning on a rock in the road Harpers
corner thence N 34 degrees 111 poles to the creek: thence down the
creek NW 20 poles to a beech: thence N 57 poles to Charley Smarts
S. E. corner; thence with him down the branch S 41 1/2 degrees W 213 poles
to a sourwood in the hollow; thence E. 87 poles to the place of the beginning,
containing by Estimation 52 1/2 acres more or less, to have & to hold
unto the said M. A. Butt heirs & assigns forever. We convenant
to & with the said M. A. Butt that we are lawfully seized of said land
in fee Simple and have a good & lawful right to convey the same &
that the same is unincumbered & we bind ourselves, heirs, and legal
representatives to forever defend the title of the same unto the said M.
A. Butt, heirs and assigns against the lawful claims of each and every person
and persons whomsoever. In testimony whereof we hereto set our names

before me, J. W. Malone, a Notary Public in and for aforesaid County and
State J. M. & C. A. & V. E. Smart, bargainors with whom I am personally
acquainted and acknowledged the execution of the annexed deed for the purposes
and considerations therein Expressed: also Mrs. N. A. Smart, wife of
J. M. Smart who being examined privately and apart from her husband acknowledged
the Execution of the same for the purposes and considerations therein Expressed,
freely, voluntarily, willing, understandingly, and without compulsion or
constraint by her said husband in testimony whereof I hereto set my name
& affix my official seal. This the 10th day of Jan. 1900.
