I Charles Howard have this day bargained & sold & do hereby transfer and convey to J. M. Smart for the consideration of one thousand Dollars to me secured to be paid a certain tract of land in Dist No 15 of Robertson County Tennessee containing by estimation one hundred & fourteen acres be the same more or less Bounded as follows to wit:  Beginning on a hickory in Mrs. Mulloys west boundary line, running North with said line to her North West corner thence East to J. M. Henrys west boundary line, thence North with said line to A. West South East corner thence West with said line to a black oak in J. M. Merritts East boundary line, thence South with sd. line to a hickory, thence West to a black oak thence South to a rock in T. Barrys North boundary line thence East with Saul Barrys & J. A. Turners North boundary line to the beginning.  To have & to hold the same to the said J. M. Smart his heirs and assigns forever.  I do covenant with the sd. Smart that I am lawfully seized of said land and have a good right to convey it & that the same is unencumbered.  I do further covenant and bind myself, my heirs & representatives to warrant and forever defend the title to the same and any part thereof to the said Smart his heirs etc. against the lawful claims of all persons whatever.

Personally appeared before me R. H. Murphy Clerk of the County Court of said County, the within named Charles Howard the bargainor with whom I am personally acquainted and who acknowledged that he executed the annexed instrument for the purpose therein contained.  Withness my hand at office this 6th day of April 1874.
