For and in consideration of the sum of ($380.00) Three Hundred Eighty and no/100 Dollars paid by M. L. Johnson in cash the receipt is hereby acknowledged; We, D. B. Johnson and wife America D. Johnson have this day bargained and sold, and by these presents do transfer and convey unto the said M. L. Johnson his heirs and assigns, a certain tract or parcel of land in Sumner County, State of Tennessee, as follows:
Situated in the 16th Civil District of aforesaid County and State and described as follows:
Tract No. 1:  Beginning in the center of the Shun Pike being the northwest corner of herein described property, also corner to J. M. Donoho, thence east with said Donoho's line 152 feet to a rock; thence south with D. B. Johnson's line 127 1/2 feet to a rock in line of D. B. Johnson; thence west with line of D. B. Johnson 152 feet to the center of Shun Pike; thence north with center of said Shun Pike 132 1/2 feet to the place of beginning.
Tract #2.  Beginning in the center of the Shun Pike, being the north east corner of said described tract also corner to M. L. Johnson, running north 85 3/4 degrees west 63 poles to a double post oak, corner to M. L. Johnson; thence south 3 degrees west 43 poles 5 1/2 feet to a rock, also corner to J. W. Collins; thence south 82 degrees east 57 2/3 poles to a rock in Shun Pike; thence north 3 degrees east 46 poles and 13.9 feet to the place of beginning one tract #2 of the above described land there is a tobacco barn located thereon and one half interest is reserved in same.

To have and to hold the said tract or parcel of land, with the appurtenances, estate, title, and interest thereto belonging, to the said M. L. Johnson his heirs and assigns, forever.  And we do covenant with the said M. L. Johnson that we are lawfully seized and possessed of said land in fee simple, have a good right to convey it, and the same is unincumbered, and we do further covenant and bind ourselves our heirs and representatives, to warrant and forever defend the title to said land to the said M. L. Johnson his heirs and assigns, against the lawful claims of all persons whomsoever.

State of Tennessee, Sumner County,
Personally appeared before me, R. W. Enders a Notary Public in and for said County and State, the within named D. B. Johnson and wife America D. Johnson the bargainers, with whom I am personally acquainted, and who acknowledged that they executed the annexed instrument for the purposes therein contained.
And America D. Johnson, wife of the said D. B. Johnson having personally appeared before me, privately and apart from her husband, the said America D. Johnson acknowledged the execution of the said instrument to have been done by her freely, voluntarily, and understandingly, without compulsion or constraint from her said husband, and for the purposes therein expressed.
