Lucy Key - 3.75 acres, Dist. 9 - To (Deed) - R. L. Sircy and wife

For and in consideration of the sum of Five Thousand, Seven Hundred and Fifty ($5,750.00) Dollars, cash in hand paid, the receipt of which is hereby acknowledged, I, Lucy Key, have bargained and sold, and by these presents do transfer and convey unto R . L. Sircy and wife, Belle Sircy, their heirs and assigns, a certain tract or parcel of land in Sumner County, State of Tennessee, described as follows, to wit: Situated in the Ninth Civil District of Sumner County, Tennessee, on the east side of Highway No. 109, as follows:

Beginning at a planted rock in Highway right-of-way; thence with said right-of- way south 28-3/4 degrees east 810 feet to point near water gate in branch; thence with branch north l0&1/2 degrees east 184 feet to large sycamore; thence with the center of branch north l4 & 1/2 degrees west 227 feet to point opposite sycamore in west bank; thence north l4 & 1/2 east 254 feet to twin ash on west bank; thence north 4 & 1/2 west 165 feet to twin hackberry on west bank; thence north 48 & 1/2 degrees east 89 feet to point; thence north 32 & 1/2 east 191 feet to point in center of branch between cherry on east bank and hackberry on west bank, Kemper's southeast corner; thence with Kemper's boundary south 6l & 1/2 degrees west 675 to the beginning, containing 4.75 acres, according to survey made by E. H. Garrett, Surveyor on August 9, 1947, and being the same land conveyed by Charles Baulch and wife to Lucy Key by deed dated August 9, 1947, and of record in Deed Book 135, page 424, in the Register's office of Sumner County, Tennessee.

There is included in the above  description, but expressly excluded from this conveyance, the following described tract or parcel of land on the east side of said Highway 109, in the 9th Civil District of Sumner County, Tennessee, about three miles north of Gallatin, and described as follows:

Beginning at a water gap on the east edge of the Highway, running thence in a southeasterly direction 348 feet to a sycamore tree; running thence in a westernly direction 135 feet to a post on the east edge of said Highway; thence in a southerly direction with the east edge of said Highway, 330 feet to the beginning, containing one acre, more or less, being a triangular shape, and being the same land conveyed by Mrs. Lucy Key to Lonnie Reese Key and wife, by deed of record in Deed Book 136, page 159, in the Register's office of Sumner County, Tennessee.

To have and to hold the said tract or parcel of land, with the appurtenances, estate, title and interest thereto belonging to the said R. L. Sircy and wife, Belle Sircy, their heirs and assigns, forever.

And I do covenant with the said R. L. Sircy and wife, Belle Sircy, that I am lawfully seized and possessed of said land in fee simple; have a good right to convey it, and same is unencumbered.

And I, the said Lucy Key, do further covenant and bind myself, my heirs and representatives, to warrant and forever defend the title to the said land to the said R. L. Sircy and wife, Belle Sircy, their heirs and assigns, against the lawful claims of all persons whomsoever.

STATE OF TENNESSEE, SUMNER COUNTY. Personally appeared before me, Lucy O. Newman, a Notary Public in and for said County and State, the within named Lucy Key, the bargainor, with whom I am personally acquainted, and who acknowledged that she executed the within instrument for the purposes therein contained.
