For and in consideration of the love and affection I have for my daughter Mattie Patton, I have this day given to her, to her sole and separate use free from the debts contracts and liabilities of her husband or husbands should she hereafter marry, the following described house & lot situated on Smith Street in the town of Gallatin fronting on Smith Street on the North 61 feet and running and running back 160 feet to Peter Vertrees, bounded on the West by Smith Street, East & West by L. W. Lawrence & South by Peter Vertrees. To have and to hold said house and lot to the said Mattie Patton and her heirs and assigns forever. I covenant with her that I am lawfully seized of said property and have a good and perfect right to convey the same and that the same is unencumbered. I further covenant and bind myself my heirs and representatives to warrant and forever defend the title to said property and any part thereof to the said Mattie Patton her heirs and representatives against the lawful claims of all persons whatsoever. Witness my hand this 1st day of December 1892. L. W. (his mark) Lawrence.

State of Tennessee, Sumner County - Personally appeared before me Harris Brown, Clerk of the County Court of said county, the within named L. W. Lawrence the bargainor with whom I am personally acquainted who acknowledged that he executed the within instrument for the purposes therein contained.
