I James McKendree for and in Consideration of the sum of one dollar to me in hand paid by Alfred G. Sarver and the other Considerations herein after mentioned do Bargain sell and convey to the said Alfred G. Sarver a certain tract or parcel of land lying and being on the long branch of Red River in the County of Sumner and state of Tennessee butted and abounded as follows (viz) Beginning on a poplar running East 109 poles to a Hickory, thence north 65 poles to a stake thence east 22 ¾ poles to a stake thence north 38 poles to a stake thence west 134 poles to a black oak thence south 100 poles to the Beginning. Containing by Estimation 75 acres 10 poles so as to include the house on which I now live To have and to hold the same forever but this deed is made for the following use and Trust and for no other purpose that is to say for the use and benefit of my beloved daughter in Law Sarah McKendree wife of Dudley E. McKendree to be used by her free of all control of the said Dudley E. McKendree and all other persons whatever and my said Trustee Alfred G. Sarver shall rent out the said tract of land for the use and benefit of the said Sarah or she may keep the said tract of land in her own immediate possession she may choose from time to time and whatever my said daughter in Law shall direct with regard to the same shall at all times be a sufficient warrant for Sarver my said Trustee so long as my said daughter in law may live and at her death the said Alfred G. Sarver is to deliver the said tract or parcel of land and make a General Warrant Deed to the same or otherwise if the land cannot be equally divided to sell the same and to make a Deed to the same and after paying all necessary expenses to pay over the proceeds equally among the heirs of the said Sarah McKendree the above in consideration of the natural Love and affection I bear to my said Daughter in Law and her Kindness to me given render my hand and seal this 13th day of December one thousand Eight hundred and forty two
