State of Tennessee, Sumner County - I, A. H. Guthrie have this day bargained and sold and do hereby transfer and convey to James G. Perry and his heirs forever for the consideration of two hundred sixty four dollars 37 cents to me paid a tract of land in the State of Tennessee Sumner County and District No 18 containing by estimation eighty nine acres be the same more or less and bounded as follows (to wit) Beginning at a Hickory running West 77 poles to a post oak thence South 3 1/4 degrees East 162 poles to a small Beech in a Spring Branch thence 54 degrees East with said Branch 17 poles to a Hickory in the forks of a Branch thence South 40 East with said S. 7 3/10 poles to a small Beech on the Branch Thence South 73 degrees East 30 poles to a stake in a Branch with pointers Thence North with marked line 220 poles to the beginning. To have and to hold the same to the said James G. Perry his heirs and assigns forever. I do covenant with the said James G. Perry that I am lawfully seized of said land have a good right to convey it and that the same is unencumbered. I do further covenant and bind myself my heirs and Representatives to warrant and forever defend the title to the said land every part thereof to the said James G. Perry his heirs and assigns against the lawful claims of all persons whatever, this the 22 day of February 1854. A. H. Guthrie (Seal)
