I James G. Perry, have this day bargained & sold & do hereby transfer & convey to Samuel Hester & his heirs forever, for the consideration of two hundred dollars to me paid, a tract of land in the State of Tennessee Sumner County District No 18, containing by estimation fifty nine acres be the same more or less and bounded as follows (to wit) Beginning at a planted rock on A. H. Guthrie's North boundary line; thence West 85 poles to a Dogwood; thence North with the Turnpike 126 poles to a Black Gum; thence East with a marked line 50 poles to a Maple; thence South 15 poles to a Sweet Gum; thence East 30 poles to a small White Oak, James G. Perry's North West corner; thence South 107 1/7 poles to the beginning. To have & to hold the same, to said Samuel Hester, his heirs & assigns forever. I do covenant with the said Samuel Hester that I am lawfully seized of said land, have a good right to convey it and that the same is unencumbered. I do further covenant & bind myself, my heirs, & Representatives to warrant & forever defend the title to said land & every part thereof to the said Samuel Hester, his heirs & assigns against the lawful claims of persons whatever this the 29th day of December 1854.
