State of Tennessee, Sumner County - I, James G. Perry have this day bargained & sold and do hereby transfer and convey to Josiah Walton and his heirs forever for the consideration of ninety dollars to me paid a tract of land in the State of Tennessee Sumner County District No 18 containing by estimation thirty four acres be the same more or less & bounded as follows: Beginning at a stake in A. H. Guthrie's Spring Branch thence South one hundred and twenty poles to a hickory and corner to Guthrie thence East 45 poles to a poplar and Beech South East Corner of Guthrie's original tract thence North one degree 50 W with the East boundary of said tract one hundred and twenty poles to a stack thence West 46 poles to the beginning to have and to hold the same to said Josiah Walton his heirs and assigns forever I do covenant with the said Josiah Walton that I am lawfully seized of said land have a good right to convey it and that the same is unencumbered. I do further covenant and bind myself my heirs and Representatives to warrant and forever defend the title to the said land every part thereof to the said Josiah Walton his heirs and assigns against the lawful claims of all persons whatever. State of Tennessee, Sumner County - Personally appeared before me John L. Bugg, Clerk of the County Court of said county, James G. Perry bargainer with whom I am personally acquainted and who acknowledged that he executed the foregoing Deed for the purposes therein contained. Witness my hand at office this 7th August 1854.
