William & Lizzie Romine To Andrew Swafford - Deed

For and in consideration of the sum of $75 seventy five dollars paid and to be paid as follows, twenty seven dollars and 40 cents cash in hand paid, the receipt of which is hereby acknowledged and one note for twenty dollars due Dec 30, 1911, and one note for twenty five dollars due Dec 30, 1912. We William & wife Lizzie Romine have bargained and sold, and by these presents do transfer and convey unto the said Andrew Swafford his heirs and assigns, a certain tract or parcel of land in 7th District, Sumner County, State of Tennessee as follows: being on the waters of Drakes Creek, and containing by estimation 15 acres, more or less, and bounded as follows: beginning at an elm south west corner to lot no. 5, thence west 33 1/2 poles to an ash old corner, thence north with old line 72 poles to a stake corner to lot no. 5, thence east 33 1/2 poles to a stake, thence south 72 poles to the beginning. To have and to hold the said tract or parcel of land, with the appurtenances, estate, title, interest thereto belonging to the said Andrew Swafford, heirs and assigns forever. And I William Romine do covenant with the said Andrew Swafford his heirs and representatives to warrant and forever defend the title to said land to the said Andrew Swafford his heirs and assigns against the lawful claims of all persons whomsoever. A lien is expressly retained upon the property herein conveyed to secure all the deferred payments of purchase money. Witness our hand this 25 day of Jan 1911. William Romine & Lizzie Romine

State of Tennessee, Wilson County - Personally appeared before me J. H. Crittenden, a notary public in and for said county and state, the within named William Romine, the bargainor, with whom I am personally acquainted, and who acknowledged that he executed the within deed instrument for the purposes therein contained, and Lizzie Romine, wife of the said William Romine, having personally appeared before me privately and apart from her husband, the said William Romine, acknowledged the execution of said deed to have been done by her freely, voluntarily, and understandingly, without compulsion or constraint from said husband, and for the purposes therein expressed.
