I, J. W. Smart for the love and affection I have for my wife Susan A. E. Smart do hereby give, transfer and convey to my wife Susan A. E. Smart her heirs and assigns forever two tracts or parcels of land lying in Sumner County, State of Tennessee.  The first tract contains 61 1/2 acres more or less, and is the same land that was conveyed to me by D. F. Groves by deed dated Nov. 30th 1874.  The Second Tract contains 18 1/4 Acres and it is the same land the title to which was vested in me by decree of the Chancery Court on the 19th day of January 1882 in the case of D. F. Groves et als vs. Lucy Groves et als - said deed and decree of the Chancery Court are here referred to for a more particular description of said lands - The two tracts adjoin each other - making together one tract of 79 3/4 acres more or less, which is bounded on the North by the land of Wm. S. J. Groves and A. Hammonds on the East by Mrs. Caroline Duval on the South by a tract of 50 acres owned by Mrs S. A. E. Smart and on the West by A. Hammonds - To have and to hold said land to Susan A. E. Smart her heirs and assigns forever.  I covenant with said Susan A. E. Smart - that I am lawfully seized of said land - that it is unencumbered and I have good right to convey it.  I covenant and bind myself, my heirs and representatives to warrant and defend said land to Susan A. E. Smart her heirs and assigns against any claim to be made by me or any one claiming through or under me.  This June 4th 1888.

Sumner County       }  Personally appeared before me Harris Brown Clerk of County Court of Said County, the within named J. W. Smart, the bargainor, with whom I am personally acquainted, and who acknowledged that he executed the within instrument for the purpose therein contained.  Witness my hand, at office, this 4th day of June 1888.
